This course provides 40 hours of instruction in essential real estate topics required of all applicants for a salesperson license in Massachusetts. The course prepares learners for the Massachusetts licensing exam and provides the practical business knowledge and foundation necessary to be a successful real estate salesperson in Massachusetts. Some sections of this course are offered only when the instructor is available to support students online. Topics include real estate licensing laws and regulations, ethical standards, basic principles of real estate, real estate agency and contracts, real estate financing principles and practices, and real estate valuation.
In this 3-hour Rhode Island Lead Hazard Awareness, Disclosure, and Mitigation course, you’ll build a practical, working understanding of lead hazards in residential housing and the legal responsibilities that apply to real estate transactions and rental properties. You’ll begin by learning where lead is commonly found in homes, who is most at risk for exposure, and why even low levels of lead can cause serious and lasting health effects. This foundation helps explain why lead safety remains a critical housing and public health issue in older properties. We’ll also explore the federal framework designed to prevent lead exposure, including the roles of key agencies such as the EPA, HUD, and CDC. You’ll learn about the federal disclosure requirements, the Residential Lead-Based Paint Hazard Reduction Act (Title X), and the EPA’s Renovation, Repair, and Painting (RRP) Program, gaining clarity on how these laws affect sales, rentals, and renovation activities.
The last half of this course is devoted entirely to Rhode Island’s comprehensive state-specific lead laws and Lead Hazard Control Standard which go beyond federal requirements. You’ll learn about the Rhode Island Lead Hazard Mitigation Act, which covers mandatory inspections and certifications, lead abatement, enforcement mechanisms, tenant protections, financial assistance programs, and the Rhode Island Rental Registry. Upon completion, you’ll understand how lead safety obligations intersect with public health, housing policy, and professional real estate practice and why compliance protects both people and property.
